It means we don't lose a home we love because the paperwork wasn't in order. It means we have the conversations that matter before we're standing in someone's living room trying to make a million-dollar decision on the spot.

In the Lake Travis and Bee Cave luxury market, being a prepared buyer is not just helpful — it's the difference between getting the home and watching someone else get it.

Here's everything you need before your search begins.

Step 1 — Your Financing, Completely in Order

This is the first conversation I have with every buyer, and it's non-negotiable.

If you're financing: You need a full pre-approval letter — not a pre-qualification, which is essentially a guess, but a true pre-approval where a lender has reviewed your income documentation, assets, credit, and given you a specific approved loan amount. The pre-approval letter needs to be current (within 90 days) and from a reputable lender.

In the luxury market above $1 million, the lender matters. Some buyers assume any mortgage lender can handle a $2M jumbo loan — they cannot. Jumbo financing has specific requirements, specific underwriting timelines, and specific lenders who do it well. If you're a cash buyer: You need a proof of funds letter — a bank statement, investment account statement, or letter from your financial institution confirming that the funds are available and liquid. "I have the money" is not proof of funds. A document is.

Are they ready? The answer to that question determines whether we get the showing and whether our offer is taken seriously.

Step 2 — A Clear, Specific Brief

The more specific you are about what you want, the better I can serve you — particularly for off-market opportunities, where I'm reaching out proactively to my network on your behalf.

Your must-haves: These are the items that, if absent, mean the home isn't right. Primary suite on the main level. Minimum four bedrooms. Specific school district. Pool. Acreage. Private dock access. These are genuinely non-negotiable.

Your strong preferences: Things you want but could live without for the right property. A three-car garage instead of two. A specific community. A particular architectural style. Knowing the difference between must-haves and strong preferences gives us flexibility when the right opportunity appears.

Your timeline: Are you buying in the next 30 days? 90 days? After your current home sells? Timeline affects strategy. A buyer with 90 days of flexibility can be patient and selective. A buyer who needs to be in by a school year start date needs to move faster and more decisively.

Your price range — with taxes and HOA included. The sticker price on a home is not the full number. In the Bee Cave and Lake Travis corridor, factor in: property taxes (typically 1.8–2.2% of assessed value annually — on a $2M home, that's $36,000–$44,000 per year), HOA fees (ranging from minimal to $1,500/month in premium gated communities), and club membership fees (separate from HOA in private golf communities like Spanish Oaks and The Hills of Lakeway). Step 3 — Understanding the Market You're Buying In

The Lake Travis and Bee Cave luxury market is not the same as the broader Austin market, and it's not the same as the market you may have left in California, Colorado, or New York. Here's what's different:

Texas property taxes are high. No state income tax — true. But property taxes run 1.8–2.3% of assessed value. This is not a surprise I want you to encounter at closing.

Homestead exemption applies to your primary residence. Once you establish the home as your primary residence, Texas's homestead exemption reduces your taxable value and caps future annual increases. File this — it's not automatic, and it saves you meaningful money.

The best properties move quickly. Even in a more balanced market, a well-priced home in a premium community will generate activity. When I tell you a property is priced correctly and the market will respond — believe me. The buyers who hesitate lose.

Contingency offers are harder to place. If you need to sell your current home before buying here, contingency offers exist but are harder to place competitively in the premium segments.
